Oaklee has secured planning permission from Waterford City and County Council for a new age-friendly housing development at Ballycarnane, Tramore.
The approved development will deliver 25 single-storey, age-friendly independent living homes, comprising 17 one-bedroom homes and eight two-bedroom homes. The final grant of permission was issued by Waterford City and County Council on 14 September 2026 under planning register reference 26/60234.
Designed to support older people to live independently while remaining connected to their local community, the development will include a central landscaped courtyard, a community garden and additional landscaping. The plans also provide for 17 car parking spaces, secure cycle parking, a new vehicular entrance and a separate pedestrian access entrance.
The scheme has been designed to support ageing in place by providing homes suited to residents’ changing needs and creating opportunities for social connection and community engagement.
The development will also contribute to housing supply in Tramore by providing appropriate housing options for older households and supporting the more effective use of existing homes across the community.
The Tramore development forms part of Oaklee’s wider housing delivery programme. Since the beginning of 2024, Oaklee has delivered 725 new homes across Ireland. At the end of the first half of 2026, a further 515 homes were in contract or under way, reflecting Oaklee’s continued commitment to working with partners to increase the supply of much-needed homes.
Helen Moore, Director of Development at Oaklee, said:
“Securing planning permission is a significant and positive milestone for this development and for Tramore. These homes have been designed to support independent living while enabling residents to remain active and connected members of their community.
“We look forward to working with Waterford City and County Council and our delivery partners to progress a development that responds to local housing need and will make a positive contribution to the wider area.”
Oaklee will now work with its partners to progress the development, subject to compliance with the conditions attached to the planning permission and all necessary pre-construction requirements.
